The Smith, Westminster SW1


Adjacent to Smith Square and the River Thames, The Smith is a landmark redevelopment delivering approx. 130,000 sq ft of premium office space. This project transforms the existing structure through a sustainable and sensitive approach that blends heritage with innovation, creating best in class space that is centrally secluded.


The development will be all-electric, highly energy-efficient, and aims to minimize embodied carbon. It targets BREEAM Outstanding, WELL Platinum, and a minimum NABERS 5-star rating, with on-site renewable energy and 100% renewable electricity.


Alongside seven floors of high-quality workspace, The Smith will include a shared amenity hub and tenant terraces on levels 6–8 with extensive urban greening to promote wellbeing.


Works are underway, led by a team of longstanding and trusted advisors. Skanska was appointed main contractor in 2024, following their successful delivery of 20-22 Ropemaker.
